Are you looking for a home for sale in best ZIP CODE in Mississippi!  Well, make sure 39110 is on your list!  Madison, MS is the premier city to live in Mississippi and it has just one zip code....you guessed it....39110.  In January 2022, we took on the task of making a YouTube tour for every neighborhood in Madison, MS to help you decide which is best.  We are still working on those videos because there are a lot!  Last week, the Mayor of our city shared an article written by USA today that picked the best city in each state.  The article created a weighted index of over two dozen measures to identify the best city to live for each state.  It considered all cities and towns with a minimum population of 8,000 residents.  Some of the factors they weighed in on are affordability, economy, quality of life, safety, schools, etc.

 

The cities they chose tended to be close proximity to a major city, thereby providing it’s residents with access to job opportunity, healthcare, transportation, which all help in lowering unemployment and improve overall financial security…which in my opinion is the number one thing you should be looking for when considering relocating to a new town.  So, it’s no wonder this article picked Madison MS as the best city to live in our state.  The article didn’t go into a lot of detail for each city, but don’t worry, I plan to pick up where the article left off and try to give you some visual insight into why people are picking Madison! I’ll cover some obvious choices and then I’ll also share some of my personal thoughts on this!

 

 

First, let me tell you a little about Madison.  Madison is less than 20 miles north of the capital city of Jackson with a population of approximately 30,000 people and the average household income of $114k…which is nearly double the national median.  When you couple that with a median home price of $280k and a home ownership rate of 95%, you really do wind up with well maintained neighborhoods and a high standard of living.  By the way, I’m getting most of my stats from niche.com, where you can look at these metrics for any zip code…be sure and check it out for zip code 39110….which is the only zip code for Madison. 

Why people might consider Madison, Mississippi as a great city to move to:

 

1.Quality of Life: Madison is often regarded as one of the best places to live in Mississippi due to its high quality of life. It has a low crime rate, good schools, and various recreational activities, making it an attractive choice for families and individuals alike.

Discover the Top 5 Neighborhoods in Madison, MS

If you’re considering moving to the Jackson, MS area, you've likely heard that Madison is one of the best places to live. As a local real estate expert, I often receive calls from professionals relocating to work at one of the Major Hospitals or other major employers in the area. They often ask, “Is Madison really the best place to live?” My answer is always a resounding "Yes!" Madison consistently ranks as one of the top cities in Mississippi for quality of life, safety, and community amenities.

But the next question is usually, "What are the best neighborhoods in Madison, MS?" This is a subjective question, of course, but today, I’m diving into the data to give you an informed answer. Using real estate analytics from the MLS, I’ve compiled a list of the top 5 neighborhoods in Madison based on home sales over the last two years. So, let's explore what makes each of these neighborhoods stand out.

1. Lake Caroline

Topping the list is Lake Caroline, with over 200 homes sold in the past 24 months. This expansive community offers something for everyone, with home prices ranging from $300,000 to $1million. The average home price here is around $410,000, making it accessible to a broad range of buyers. Lake Caroline is located west of Interstate 55 and is about a 30-minute drive from downtown Jackson.

This neighborhood is a standout due to its array of amenities, including its very affordable golf course, tennis courts, pools, and lakes, providing residents with plenty of recreational options. With over 1,900 homes built since the late 1990s and ongoing construction, Lake Caroline remains a popular choice for those seeking a vibrant community with lots of housing options. There's even a restaurant "the Mermaid Cafe" in Lake Caroline for those that like to stay close to home! 2. Reunion

Coming in at a close second is Reunion, with 122 homes sold over the past two years. This neighborhood is the epitome of luxury living, with home prices ranging from $400,000 to over $1 million, and an average price of $583,000. Homes in Reunion vary in size, from 2,000 to over 5,000 square feet, with the average home being about 3,600 square feet.

Located just west of Interstate 55, Reunion is also a 30-minute drive from downtown Jackson. What sets Reunion apart is its top-notch amenities, including a 33,000 square foot clubhouse, award-winning golf course, pools, tennis courts, playgrounds, and even a small beach. 3. Thornberry, Silverleaf, and Westlake

The third spot is shared by ThornberrySilverleaf, and Westlake—three neighboring communities off Deweese Road in Gluckstadt, on the west side of I-55. These neighborhoods are part of a large 510-acre development that began about five years ago, and there’s still plenty of new construction happening.

In the past two years, over 90 homes were sold in these neighborhoods at an average price of $491,000. These communities offer both custom and spec homes, making them ideal for those interested in new construction. If you're looking for a new build with modern features, these neighborhoods should definitely be on your radar.

4. Grayhawk

Next on the list is Grayhawk, where 52 homes have been sold in the last two years with an average price point of $372,000. This makes Grayhawk the most affordable option on our top 5 list. Located on the west side of Interstate 55 and just a mile from Germantown High School, Grayhawk is a great option.

Homes in Grayhawk are typically around 2,500 square feet and were mostly built within the last 10 years. The neighborhood offers a community pool, a pavilion with restrooms, and a playground, providing a strong sense of community and plenty of opportunities for recreation.

5. Wright’s Mill

Rounding out the list is Wright’s Mill, located on the east side of Interstate 55 along the Rice Road corridor, just off the Natchez Trace. I chose to include Wright’s Mill because of its unique charm and quieter, less congested location. While it technically ranks sixth in terms of sales, with 30 homes sold at an average price of $461,000, it stands out for its serene setting and character-filled homes.

Wright’s Mill is best known for its iconic water wheel at the entrance and offers a gated community with a stunning zero-entry resort-style pool. If you appreciate mature trees and a bit more privacy, this neighborhood might be the perfect fit for you.

Lewis Farms Madison MS

Why Choose Lewis Farms?

 

Today, we are touring a brand-new development in Madison.  A neighborhood so new, it was hard for me to find any details online.  So, I’ll share with you what I found, and we’ll do a walk thru of the first home that just completed construction yesterday.  Stay tuned while we tour Madison’s newest neighborhood, Lewis Farms.

 

Location - Situated right off Catlett Rd (Just outside the city limits of Madison,MS), Lewis Farms will be a small neighborhood of approximatley 110 homes.  It will likely be very low HOA fee structure because they aren't planning on any type of neighborhood amenities, which is great if you’re looking for a smaller, affordable neighborhood in the Madison School District.

 

 

Schools - It’s zoned for Mannsdale Elementary School and Germantown Middle and High Schools.  St. Anthony and St Joe Catholic schools are also about 5 miles south off Bozeman Rd.

 

Spacious Lots and Homes - The homes will range in price from $360k to $450k and will have a mix of 3- and 4-bedroom homes ranging in size from 1800-2200 sq feet.  Some of the homes will have a 2-car garage and some will have a full 3 car garage. The lot sizes will be 1/4 to 1/2 acre in size.  And while there is currently only one home listed, there will be more coming very soon, so if you’re thinking about new construction, go ahead and reach out to us and let’s get a plan together.  This price point is selling very fast in this area, sometimes before they ever hit the market!

Distance to Grocery and Shopping - For those of you wondering how far Lewis Farms is to the nearest grocery store, it's exactly 2.3 miles to Sullivan's Grocery where there are also several options for dining and shopping.  It's also 5 miles to the city center of Madison.   

 

 

This home just hit the market last week and is listed by Leslie LeDoux of LeDoux Properties. It’s listed for $359,000 and is 3 bedroom/2 bath and 1,825 sq feet.  Let’s check it out!

The home we're exploring today is located in the Farmington Station neighborhood, right off Old Fannin Road and Hugh Ward Parkway. When I say this neighborhood is perfect for convenience, I mean it! It is just minutes from the Ross Barnett Reservoir, shopping, dining, grocery stores, and various businesses. It’s very centralized to everything!

Home Features and Community

Farmington Station consists mostly of 3-bedroom, 2-bath brick construction homes, and the lot sizes are decently sized. There are no neighborhood amenities such as a pool, so the HOA costs are low. However, the entire neighborhood has sidewalks for walking, and it even connects to the walking trail along Hugh Ward Blvd, which goes for several miles.

Glendale Farms Homes for Sale

If you’re looking for a new construction home under $350,000 in Madison School District, then stay tuned for today’s tour of Glendale Farms. Some of the best homes for sale in Madison MS are now selling!

 

Located right off Yandell Rd just outside the city limits of Madison, this newly created neighborhood on 80 acres with plans to build 208 homes started construction in 2022.  It’s also only about a 2 mile drive to Madison Crossing Elementary School which gets an overall A rating according to Niche.com.  The middle and high schools for this neighborhood feed to Germantown Middle and High Schools.  We are about a 10 minute drive to the city center of Madison. Glendale Farms features a beautiful neighborhood pool AND sidewalks, perfect for taking that after dinner stroll in the evening!

 

In the last twelve months, 20 homes have sold ranging in price from $322k-$365k and are all 3 bedroom, 2 bath and are all approximately 1,850 sq feet.  Most of the homes are on a quarter to half acre lot.

 

 Currently there are 7 active listings in Glendale and are all new construction ranging in price from $315k-$378k and are all 3 bed/2 bath, except for the one at the top of the price range which is a 4 bedroom / 3 bath.

 

 

The area where Glendale Farms is located is quite residential.   It’s about 5 miles to the Kroger in Madison where there are lots of shopping and dining options.

 

There are only 7 active listings right now, there are more coming soon.  But, some of these homes end up selling before they ever make it on the MLS.  So, if you are interested in living in a community like Glendale Farms, reach out to us so we can help you snag one of these homes before they hit the market. Property Taxes in Mississippi

Are you considering a move to Mississippi and want to know what our property taxes are like?  And what about other taxes…like income tax and sales tax?  Well, I’m getting into that right now!

 

 

Hi, I’m Donna Taylor, broker/owner of Taylor Realty Group. One of the most frequently asked question we get from folks moving to Central MS from another state is how much our property taxes are. (by the way, the most frequently asked question is which neighborhood should we look at?  Be sure and check out the video I did on Madison’s top 5 neighborhoods.)  So, In today’s video we will cover the tax topic looking specifically at Madison MS since that’s where most of our buyers are looking to move.  Madison County taxes homes here based on the assessed value, which is NOT the same as the appraised value…in fact, it’s much less.  Nationally our property taxes are much lower than most states. Let’s look at a real example.  The average closed home price in Madison during the last 6 months was $440,000.  The tax on that average price home in Madison would be about $2,200 annually, which is roughly half of a percent of that sales price.  That’s assuming you file for homestead exemption.  Speaking of homestead, that’s another thing that might be a little different than what you’re used to seeing in other areas.  In Mississippi, homestead exemption is filed beginning in January 1st in the year AFTER you purchase your home.  So, you don’t need to worry about rushing to the tax assessor’s office right after you close.  Our taxes are billed in arrears.  So, tax bills are mailed out in December each year and are due by February 1st of the following year and the amount of tax you pay during your first year will depend on the SELLER’S tax status when you purchased the home.  So, make sure when you write that offer to check the homestead status, if that seller doesn’t have it in place, ask them to cover the difference that first year.  Then, in the following January, you can file for homestead, assuming you don’t have homestead filed on another home.  Also, if you are over the age of 65 or disabled you are eligible for an exemption on the first $75,000 of value on taxation.  So, when you are shopping for homes in Madison, budget about half of a percent for property taxes.

 

Next up let’s talk about the dreaded income tax!  The subject no one enjoys! The current governor of Mississippi has been working hard to reduce the state income tax to make MS more attractive to employers and workers!  Prior to this year, there was a tiered tax rate ranging from 3-5%.  Starting in 2024, there is a single flat rate of 4%.  The state government has the intention of phasing this 4% out over the coming years to continue economic growth to the state of MS.  

 

Next up is sales tax.  Here in Central MS, we have a 7% sales tax on all tangible items (except for cars). Cars are taxed at 5%...this is for both new and used cars.   And that 7% sales tax does apply to groceries.  But, the state does give a sales tax holiday in the summer to help ease the burden for back to school.  This year from July 12-14.  During that weekend any item less than $100 can be purchased free of tax for clothing, footwear, and school supplies.  So, go ahead and put that on your calendar if you are buying school supplies or clothes for your kids or GRANDKIDS!
