We are taking a tour of Madison County's Cornerstone Community today. Downtown Jackson may be reached in roughly 25 minutes by car. This is excellent news because most people looking to buy in a 55+ community place a high value on being close to hospitals. Baptist Hospital, St. Dominic Hospital,  University of Mississippi Medical Center and the VA Hospital are the four  major hospitals within less than a 30-minute commute.



The distance from Cornerstone to Madison's city center, where there are many alternatives for dining, shopping, and grocery, is around ten minutes.

 

Compared to other US municipalities, Madison only offers one 55+ community to choose from. But what actually constitutes a community for people 55 and older? At least 80% of a neighborhood must be over the age of 55 in order for it to be considered 55 and over.

In general, residents of 55+ communities are not allowed to have children or grandkids living with them who are under the age of 19. Although I'm not sure exactly how they confirm it, it is written in the Cornerstone covenants.

The Pros of Living in Cornerstone Madison - A 55 and Over Community 

A gated neighborhood is Cornerstone. There are just 30 homes in the neighborhood's plans, and all but three have already been constructed. In Cornerstone, all of the homes are at right at 2,000 square feet and have three bedrooms, and two bathrooms. Currently, the annual HOA cost is $500.

An outdoor pavilion with a walking path surrounding the water feature will shortly be built in the common area. The lack of additional amenities in this neighborhood surprised me. But, I guess low maintenance and low HOA fees are what the developer was trying to achieve.


Back in Cornerstone now, though, The yards are manageable in size and offer the choice of paying the lawn service provider that the HOA has a relationship with if cutting grass isn't your thing.

19 properties were sold for an average price of $360,000 over the past two years, according to our local MLS.
