Hi, I’m Donna Taylor with Living in Central MS and in today’s video we are checking out homes in Madison under $400k in Lake Caroline. If you’ve watched any of our videos of Madison, you know that $400k is right around our average price point and is sometimes hard to find! So, if you’re looking in that price point, stay tuned b/c today there are currently 12 homes in Lake Caroline under $400k and we’ll do a tour of the inside a home and tell you all about Lake Caroline.
For those of you not familiar with lake Caroline…let me give you a little history! Lake Caroline is a 3,000 acre master planned community with tons of amenities in Madison County. There are actually 2 lakes, the larger 835 acre for skiing, boating, fishing. There is a smaller 59 acre, Camden lake for non-motorized boats. There are 3 neighborhood pools, walking trails, tennis courts and playgrounds. HOA Dues are currently $950 annually. There’s also a restaurant in the community, the Mermaid Café. Another perk available with a membership is the Lake Caroline Golf Club, which is an 18 hole course. So, if you’d rather have a home with a golf course view, that’s an option too! And by the way, you don’t actually have to live in Lake Caroline to be a member of the golf club. So, if you’re looking for an affordable golf club to join, be sure to check them out. The last time I checked the joining fee was less than $200 and the monthly membership was around $350 per month.
Lake Caroline is also the largest community in Madison County. Today there are approx. 1,800 homes in Lake Caroline, with new homes being built each year. The community started developing in the mid 1990s and just keeps growing and growing. There are homes in Lake Caroline ranging in price from $350k to over a million for a larger home on the water. If you like a larger community that regularly has fun activities planned with fun social events year round you’ll like Lake Caroline.
It is a bit of a hike to Jackson though, if you have to drive to the city for work…it can easily take 45 minutes to get to the downtown Jackson area, so if you have to make that drive regularly, be sure to know you might have a long commute, especially if you have to drive during school traffic time. And speaking of schools, be sure to note that part of lake Caroline is zoned for Canton school and part of Caroline is Madison schools, so if schools are important to you, pay attention to that school zone map when shopping for a home here.
