Hi, I’m Donna Taylor with Living in Central MS here today to give you an update on my personal favorite neighborhood in Madison, which is Lost Rabbit.  Lot of new and exciting developments have been going on since I did my last video last fall and in today’s video, I’ll tell you all about those things and give you a tour of the neighborhood, because there really is a lot to talk about!

 

So first, let’s talk about the location…Lost Rabbit is located East of Interstate 55 off Hoy Road Just outside the city limits of Madison . It’s about a 20-minute drive to downtown Jackson and about a 5 minute drive to the city center of Madison, making it convenient to shopping and restaurants.  Lost Rabbit is located on the 33,000 acre Ross Barnett Reservoir, which is the reason it truly has the best views in all of Central MS.

And yes, for the record, I am biased…I live in this neighborhood! I’ve been a resident here for about 4 and half years.  One of the big reasons we picked this neighborhood is because it really does have the best views of all of the neighborhoods in Madison.  Where else can you get a view like this right outside your front door on your daily walk?  One of my favorite parts is driving into the neighborhood. There is a beautiful, peaceful tree tunnel at the end of Hoy Rd that is .4 Mile of the long thru the trees of the Natchez Trace Parkway.  These trees will always be here and are a protected part of Federal Land.  It really is like entering into a little slice of paradise and I’m lucky enough to get to do it several times a day!

 

As soon as you pull into Lost Rabbit, you’ll notice the unique architecture (play the sample home video) of homes lining the Boulevard Street.  I believe this is part of what makes Lost Rabbit so beautiful.  From the 2ndstory balconies of the of the grander homes, to the smaller carriage style homes, or the big waterfront lots, there really is something for everyone here.  Many of homes in Lost Rabbit have great entertaining patio areas where neighbors can visit with each other and enjoy the breeze off the lake.Lost Rabbit Madison MS

 

Another fun thing about Lost Rabbit is the community itself.  Other than the name…which no one really knows for sure how it came to be, it is a fun, friendly neighborhood that regularly has food truck nights in the summers, a big 4th of July parade and fireworks show, and we’ve even had Santa visit for Christmas and The Easter Bunny during the Spring.

 

 

Like I just mentioned, LR is located on the Ross Barnett Reservoir.  The “rez” as it’s known by the locals was built in the 1960’s to help control flooding down the pearl river.  The water level is controlled and maintained by the Pearl River. Valley Authority. So, what do people do on the REZ you might ask?  There’s champion fishing, skiing, camping and a few trails. along the Natchez trace.  It is an area attraction that draws 2.5 million tourists each year.  There’s an addt’l 10,000 acres of forest land surrounding the rez inhabited by natural wildlife. At the Town Center of Lost Rabbit you’ll find a marina where you can park your boat overlooking the neighborhood pool.  

 

The master plan for LR calls for approx. 700 homes, and there are currently about 220 homes, and currently there are 10 new construction homes going on in the newest Phase 4. These homes will range in price from approximately $480-$620,000.  These homes should be completed this spring.  2 of them are already sold, so the remaining 8 are still available.  They will range in size from around 2,000 square feet to 2,500 sq feet.  You can probably see that these will have very small yards.  So, if you’re looking for a big yard with lots of space between you and your neighbors, this is definitely not for you.  However, if you’re like me and appreciate a small yard with minimal upkeep in a neighborhood that has lots of greenspaces, then you would like Lost Rabbit.  A few weeks ago, Lost Rabbit opened its first retail space, which is known as The General Store.  There’s a kitchen inside where they sell daily hot plate lunches, and they also serve ready to order pizzas.  The store features everything you would expect from a small neighborhood store, from quick essentials pick-ups to high end local beers and everything in between.  Coming soon, next door to the general store, opening in a few months will be a restaurant.

 

 

Next let’s talk about schools.  LR is located in the Madison Avenue Elementary school zone  (which is only about 3 miles away) and Madison Middle and Madison Central High School.  There is also Madison Ridgeland Academy and St. Anthony and St. Joe Catholic Schools nearby if you’re looking for other school options.
