Today, we are taking a tour of a community just off Yandell Rd in Madison county, directly across the street from Madison Crossing elementary school…you literally can’t get any closer to this school! The neighborhood of Glenwild is about a 5 minute drive to hop on Interstate 55 just north of the Madison Exit. You can drive to downtown Jackson in about 30 minutes, and Germantown high school in about 10 minutes.
The neighborhood of Glenwild started development around 2015 and is still building out today. Very recently I was helping a buyer relocating to Madison from Florida and we were honing in on new construction homes. So, I was scouring MLS to find some options. Then, one day, I drove to Glenwild to look at a home that just went on the market…it was just finishing construction…and of course it already had multiple offers. In my video above you'll see what a typical home in Glenwild looks like. This home is a good representation of most of the homes in Glenwild. You can expect 3 beds/2 baths and a small office usually. Lot sizes around a quarter acre. The exteriors are mostly brick, which means low maintenance. The intereior finishes are usually granite counters in kitchens and baths, SS appliances in the kitchen and an nice size master bath with separate tub and shower and walk in closets. So anyway, I drove thru the neighborhood and found that there were MANY homes in various stages of construction with only the builders for sale sign out front. So, I called a few builders and after a couple of conversations realized that most of these homes sell before ever making it to MLS…which means you’ll never see them on Zillo or Realto.com. If you’re reading or watching this video and you live out side of the state and trying to figure out how you’re ever going to buy a home in this Super competitive market, don’t fret anymore. Call your agent and ask them about new construction homes that are still in the building process. Yes, it’s a little more work on us agents, but we know where to look!
So back to the neighborhood of Glenwild…it has a neighborhood pooland according to the plans posted, they will soon be building a playground near the pool…by the looks of things on the ground, there will be plenty of homes being built in the next year or more. During the last 12 months there were 34 homes sold on MLS for an avg price of $302k. The average size was 1900 sq feet.
As of today, there is only 1active listings in Glenwild. Check my website where you can take a look at the active listings. But, don’t be discouraged by that! Either drive out there yourself or let me help!
