How did the Town of Lost Rabbit get its name?

Did anyone find that Rabbit?

This is a legend on its own. The story of how Lost Rabbit Madison, MS, got its name goes back to the '60s when a group of teenagers hanging out on the then undeveloped land on the banks of the Rez, shot a rabbit and when they came back the next day to get it, it was gone. No one knows for sure if this is true, but that's that is the most common story.

 

Where is Lost Rabbit Madison, MS, found on the map?

Lost Rabbit is located East of Interstate 55 off Hoy Road, Just outside the city limits of Madison. It's about a 20-25 minute drive to downtown Jackson and about a 5-minute drive to the city center of Madison, making the Town of lost rabbit convenient to shopping and restaurants. It's Approx. 2.5  miles to the Kroger on Hwy 51. Lost Rabbit is located on the 33,000-acre Ross Barnett Reservoir, which is the reason it truly has the best views in all of Central MS. 

 

Any New construction homes in the Town?

As soon as you pull into the Town of Lost Rabbit, you'll notice the unique architecture of homes lining the main Boulevard street. I believe this is part of what makes Lost Rabbit so beautiful.  From the 2nd story balconies of the grander houses to the smaller carriage-style homes, or the big waterfront lots, there really is something for everyone here.  In addition, many of the homes in Lost Rabbit have great entertaining patio areas where neighbors can visit with each other and enjoy the breeze off the lake.

 

Transportation and Commute

Driving into Lost Rabbit is probably my favorite part of the day, And I'm lucky to say I get to do this every day. There is a .4 mile stretch of road through the forest of the Natchez Trace Parkway, which is federally owned land. Driving thru this gorgeous tree-lined road always helps to decompress and puts a smile on my face every time! 

 

Events and Enjoying the 'Rez'ervoir

LR is located on the Ross Barnett Reservoir.  The "rez," as it's known by the locals, was built in the 1960s to help control flooding down the pearl river.  The water level is controlled and maintained by the Pearl River Valley Authority. So, what do people do on the REZ, you might ask?  

 

There's champion fishing, skiing, camping, and a few trails along the Natchez trace.  It is an area attraction that draws 2.5 million tourists each year.  There are an additional 10,000 acres of forest land surrounding the Rez inhabited by natural wildlife.

 

At the Town Center of Lost Rabbit, you'll find a marina where you can park your boat overlooking the neighborhood pool.  Currently, there are a few condos and offices in the town center.  There is a general store and coming soon, The Rabbit Hole restaurant and bar.

 

The Good Life at Lost Rabbit Madison MS

Lost Rabbit is a fun community too. In addition to the neighborhood park and pool, the neighborhood regularly hosts farmers' markets, food truck nights, and the big event of the year, which is done on the 4th of July, where all of the neighbors line up in their golf carts at the fire pit and parade down to the marina, led by our local firehouse engine where we all enjoy dinner and drinks together.  

 

We cap off the evening with spectacular fireworks show over the Rez.  The sight of the fireworks reflecting off the water at night is something you must see!  And on the VERY rare occasion that it snows, there are some great hills for sledding! :)

River Forest Homes for Sale

Check out the YT neighborhood tour of River Forest in Brandon, MS.  River Forest is a new neighborhood that was just started in 2020.  

 

 

Once completed, River Forest will have 90-100 homes.  One of the best things about River Forest is the price point!  The homes in River Forsest average around $420k.  So, if you’re looking for a new construction home in Rankin County below the average prices for Brandon, River Forest is a great option.  River Forest is  located just off of Old Fannin Rd.  It’s about a 20 minute drive to downtown Jackson and about a 3 minute drive to the city center of Flowood, making it convenient to shopping and restaurants.  Most of the homes in River Forest are brick construction and 3 bedrooms/2 baths with several 4 bedroom options.  The lots sizes are a nice size…around a half acre.  Just remember that sometimes when buying new construction, you might have to pay to fence the backyard yourself.   Since River Forest will be a smaller community, it will not have any amenities, which means the HOA fees will be low...around $500 Annually.

 

In the last 12 months, there have been 18 homes sold with sold price ranging from $374,900 to $532,600 and the average square footage was around 2,400. Check out all ACTIVE RIVER FOREST LISTINGS HERE.

 

River Forest is in Flowood Elementary School district that feeds to Northwest Rankin Schools.

New Construction Homes Lake Caroline

It’s currently July 2022 and we are starting to see a slight shift in the market.  This is good for you buyers!  I know, I know…interest rates are rising, so the cost to purchase is going up, how is that good?  Well that part isn’t…but the good news is we are finally starting to see a little more inventory of homes on the market and the homes that do list are staying on the market a little longer…hopefully the days of 20+ offers in the first 24 hours are a thing of the past!  So, like I said..there are currently 12 new construction homes for sale in lake Caroline…about half of them are completely finished and the rest will be completed in the next 60 or so days.  So, if you are still looking to move in before the end of summer…no problem.

 

Lake Caroline has a lot of smaller sub sections, it can be a bit overwhelming for a new comer looking for a home for sale in Madison, MS.  So, here's a map of Lake Caroline that will help!Lake Caroline Map

 

One option right now is Heron's Bay of Caroline.  There are 2 homes on this street that are priced at $368k and $370k.  They are both approx. 1890 sq feet one has 3 bedrooms and the other 4 bedrooms.   And both will be completed in the next 30 days or so.  It’s really hard to find new construction in Madison for under $400k, especially in Lake Caroline.  

 

Another new area of Caroline is Paylors Way.  Most of the homes on this street are in the mid $400’s with 4 bedrooms and around 2400 sq feet.  Another thing to note is the school district.  Lake Caroline is so large that it actually has 2 different school districts.  Most of the new construction is in Canton schools.  So, if schools are important to you, be sure to pay attention to the school zone when you’re touring Lake Caroline. 

 

The 3rd and final part of our tour today is taking us up a bit in price point.  And that’s because these next few homes are on the water…which of course you have to pay for!  There are currently 4 active brand new homes on the water ranging in price from $640k up to $820k.  These homes are a little larger…around 3,000 sq feet.  Most of these homes have their own boat slip right at the back door! So, if you’re a boating enthusiast, you’ll love this part, as I tour these homes from the water!  I asked my agent, Blake, who actually lives in Caroline and knows this lake better than anyone to give me the locals tour of the lake.  If you enjoy sunset dinner cruises, water skiing, fishing, or any of those water activities, you will love life on this lake.  

If you’ve been looking for a home with a water view, look no further than Lake Caroline in Madison MS. 

So, for those of you not familiar with lake Caroline…here’s a little info.  Lake Caroline is a 3,000 acre master planned community with tons of resort style amenities in Madison County. There are actually 2 lakes, the larger 835 acre for skiing, boating, fishing.  There is a smaller 59 acre, Camden lake for non-motorized boats.  There are 3 neighborhood pools, walking trails, tennis courts and playgrounds.  There’s also a restaurant in the community, the Mermaid Café. Another perk available with a membership is the Lake Caroline Golf Club, which is an 18 hole course.  So, if you’d rather have a home with a golf course view, that’s an option too! Castlewoods Homes for Sale

 Castlewoods is located just off of Hwy 25 and Lakeland Drive in Northwest Rankin School District, a quick 20 minute drive to downtown Jackson.  

 Driving into Castlewoods is such a site for sore eyes!  The green scenery connects you with nature. Castlewoods consist of different sections that make up the whole neighborhood and There are houses for all types of buyers, from homes with three or four bedrooms to larger homes with 6 bedrooms.  The age of homes in Castlewoods range anywhere from built in the 1980s to new construction being built right now. Several of the sections feature newer homes built in the last 5-10 years. During the last  year there were 124 homes sold in Castlewoods ranging in price from $250k to $560k with an average square footage of 2,000 sq feet.  There is a little expansive clay in Castlewoods, so make sure you’re working with an experienced agent that is familiar with the area and can explain expansive clay to you!

The amenities in Castlewoods include a resort style pool complete with concessions, splash pad, cornhole and volleyball areas, tennis courts and a fitness center.

But, of course, Castlewoods is most famous for the historic Castlewoods Country Club..

The 18 hole Golf course, which is the heart and soul of the Castlewoods., A masterful creation by the legendary Jack Nicklaus. It’s a golfing oasis with 300 acres of ultimate golfing experience. 

The Annandale Golf course has 18 holes with a Par of 72. A score you all golfers would want to aim for! 

The Country Club also offers a full service restaurant and bar which features entertainment most nights on the deck.

New Construction Homes Brandon MS

In todays neighborhood tour, we are going to take a look at Northshore Subdivison. If you are looking for a gated neighborhood with homes less than 2 years old and homes currently under construction with a new phase in the works then, stay tuned for today’s neighborhood tour of Northshore.

 

Northshore is located in Rankin County in Brandon 39047 off of Fannin Landing Circle close to the 33,000 acre Ross Barnett Reservoir. Shopping and Dining in Dogwood Festival Market is only a short 10 minute drive. There is a large selection of stores, fine and casual dining. There is also grocery stores and more restaurants only 2 miles away.  Walking trails and boat rampsare also nearby.

 

Next let’s talk about schools.  Northshore is located in the Northshore Elementary school zone which is ranked the number 1 elementary school in Rankin County and number 5 in the state.  It is zoned in NorthWest Rankin Middle and High School.  There is also Hartfield Academy in the same proximity. All of these schools are from 3-10 minutes from the neighborhood.

 

 

Now let’s get to The info everyone wants to know…what’s a home in Northshore cost?  Well, During the last 2 years, there were 54 homes sold, ranging in price from about $323k up to $435k. The average size of a home in the neighborhood is around 2,200 sq feet.  Northshore HOA fees are currently $650 annually. Currently there are not any active listings in Northshore but there will be soon once construction is further along and there is also the new phase going in which will have plenty of new construction to choose from. Arbor Landing Brandon MS

Are you looking for a quiet waterview neighborhood with lots of large trees, sidewalks, and pretty reservoir views located  in super convenient location?  If so, check out our YouTube neighborhood tour of Arbor Landing.

 

 

So first, let’s talk about the location…Arbor Landing is located in Rankin County in Brandon 39047 off of Fannin Landing Circle on the Ross Barnett Reservoir. Shopping and Dining in Dogwood Festival Market is only a short 15 minute drive. There is a large selection of stores, fine and casual dining. 

 

Next let’s talk about schools.  Arbor Landing is located in the Northshore Elementary school zone and NorthWest Rankin Middle and High School.  There is also Hartfield Academy in the same proximity. All of these schools are from 7-12 minutes from the neighborhood.

 

 

So, let’s talk about pricing…what’s a home in Arbor Landing cost?  Well, During the last 2 years, there were 21 homes sold, ranging in price from about $366k up to $740k.  And like most neighborhoods, the more expensive homes are the ones with a water view.  But the average sold price during this time period was $500k.  Homes in Arbor Landing are mostly 4 bedrooms, and average around 3000 sq feet in size. Many of the homes are on quarter acre lots with mature landscaping and there’s lots of paved walking paths!  Arbor Landing HOA fees are currently $900 annually. There is also a leasehold fee associated which typically averages out at about $80 per month.  Most of the homes in Arbor Landing  go under contract within a few weeks. Currently there are 2 active listings in Arbor Landing, but there is 1 pending listing…congrats to those buyers that got a great house in this beautiful neighborhood. There is also a new phase going in right now, that will soon have some new construction homes up for grabs.

Hey Guys, Donna here today with a neighborhood tour of Autumn Crest in Madison, MS.  Autumn Crest is a new neighborhood that was just started in 2021.  If you’re looking for new construction homes in Madison, MS under $350k, check out the YouTube video I made. 

 

Once completed, Autumn Crest will have 60-90 homes.  One of the best things about Autumn Crest is price point!  The homes in Autumn Crest average around $340k.  So, if you’re looking for a new construction home in Madison below the average prices for Madison, Autumn Crest is a great option.  Autumn Crest is located just west of Interstate 55 on Catlett Rd.  It’s about a 20 minute drive to downtown Jackson and about a 8 minute drive to the city center of Madison, making it convenient to shopping and restaurants.  Most of the homes in Autumn Crest are brick construction and 3 bedrooms/2 baths.  The lots sizes are nice size…around a half acre.  Just remember that sometimes when buying new construction, you might have to pay to fence the backyard yourself.   Since Autumn Crest will be a smaller community, it will not have any amenities, which means the HOA fees will be low!

May 2022 Market Report - Madison MS Homes for Sale

Hey Guys, I’m Donna Taylor, owner/broker of Taylor Realty Group and resident of Madison, MS for over 20 years, here today to tell inquiring minds what the Madison MS Real Estate Market is Like in May of 2022.  Keep Reading or just watch my YouTube Video

 

 

 

So, every single day, I have someone who knows what I do, ask me, wow, you must be busy, this is a great market to be a real estate agent, right?  They are surprised when I say, no, it actually sucks for most agents right now.  Imagine their surprise and the look on their face when I say that!  But, it’s true.  So, I explain to them, it’s awesome if you’re a seller, but about half of my transactions I represent the buyer side,  and let me tell you, honestly, it’s not a great time to be a buyer.  Today, in Madison, MS there are 76 active listings of homes for sale in 39110…that’s the Madison zip code, that’s right, there’s only one zip code in Madison!  Those prices range from around $200k up to $2.4 million.  The average active list price is around $743k, but the median list price of active listings is around $600k.  This honestly is higher than normal only because, the active listings go under contract so fast, it skews the number. Most homes in Madison go under contract withing 2-3 days with multiple offers of course!  The average closed price for Madison which is $428k over the last 6 months.  Right now, there are 184 pending listings in Madison where the avg is $450k.  The Average closed home price in Madison for the last 6 months is up from a year ago, where the average closed price was around $385k.  That’s an increase of 11%.  That’s not as high as the national average, but it’s definitely higher than we are used to seeing in Central MS.  

 

So, back to my answer of why my job is so hard right now.  As you’ve probably heard, there’s an inventory shortage.  The absorption rate in Madison is currently one month, this simply means that if there were no new listings and sales continued at the current rate, in 30 days, there would be zero houses for sale.  In a “normal” market, the absorption rate should be around 6 months.  So, what’s the big deal you ask?  Well when I’m working with a buyer that wants to put in an offer, and the listing agent calls me and says, hey, you’re one of 10 offers, can you see why this is hard?!!  Can you understand why many buyers are suffering from “buyer fatigue”, trust me, it’s a thing!  So, how do you "win" (geez I hate to even use that term)…a bidding war in this market.  Well, there are a few ways, but some of them I hate to even suggest.  Because many times it takes making an offer with an appraisal gap coverage, or waiving inspections, none of those things I would advise a buyer to do, but unfortunately, in this market, that’s what it takes.  If you don’t have the cash to make that happen, and you’ve got to find a home in Madison MS quickly, there is always new construction options.  I’ve noticed lately that the new construction listing days on market, seem to be slowing a bit.  And with interest rates on the rise, I’m hopeful the market will start to slow a little.  It sounds crazy that a real estate agent wants the market to slow down, but remember, we need inventory.  I’m not a fortune teller, but I do expect the market to stabilize a bit after the summer rush.  So, if you’re even thinking about buying or selling anytime in the next 6 months…go ahead and reach out to your Realtor now (or call or text me if you don’t have an agent)…it’s time to get your ducks in a row and start looking for the house that checks maybe 8 out of 10 of your boxes, because you’re going to have to go in strong and jump on that dream house well into the rest of this year.  Gone are the days of calling your agent and saying, oh what can you show me in my price range, and I’m able to show you 10 houses!  If you called me right now, this very second and told me you’re pre approved for $400k and what can I show you in Madison between $350k and $400k, there are only 4 houses to show you..and 3 of those are new construction and probably not even to be occupied in the next 45 days!  So, trust me when I say, let’s go ahead and get the ball rolling.  It will likely take you 4-6 months to get into a home in this market!

Shopping in Madison MS

Hey Guys! I’m Donna Taylor, your local Madison MS real estate broker and resident of Madison MS for over 20 years.  In today’s video I’m highlighting the best spots for shopping in Madison!  I will be  ranking the 3 best places to shop in Madison.  And I have to admit, it’s probably not going to be what you think!

 

 

If you google shopping malls in Madison, MS…you’re likely to come up empty handed…and that’s because there are no true “malls” in the city of Madison.  I know, this is frustrating to me too!  I love to shop, but have no fear, there is plenty of shopping nearby.  The city just south of Madison is Ridgeland.  It’s still in Madison County and less than a 10 minute drive from the city center of Madison.  Ridgeland is where most people in Madison go to shop!  So, in no particular order, here are my top 3 picks for shopping!

 

1.     First up is Renaissance Mall…Its located a stones throw off of interstate 55. This is an outdoor mall that has some of the prettiest fountains and landscaping around.  Renaissance Mall is my favorite place to dine and shop.  There’s several restaurants here, most of which would be considered fine dining, but there’s some casual spots too.  There’s also an Apple store, Barnes and Nobles, Sephora, Orvis, American Eagle, and Anthropologie just to name a few.  There’s several women’s and teens dress shops to satisfy most any shopper and a Fresh Market Grocery Store.  There’s also a movie theatre here that has a pretty cool fountain show out front.  It really is something to see at night!

2.     Next on the list is Northpark Mall on County Line Rd,  also in the city of Ridgeland.  Northpark mall was  built originally in 1984 as a premier shopping center to outshine MetroCenter Mall in Jackson which was starting to decline.  Northpark is your typical indoor mall that has several large anchor stores, which are currently Dillards, Belk and JC Penney.  The mall has changed ownership recently and has undergone a face lift.  There are lots of store inside, but probably not any names that you might recognize like there are at Renaissance Mall.  There is also a food court and a movie theatre at Northpark Mall. 

3.     The third one was a little harder, because honestly, there’s lots of smaller shopping areas that aren’t considered malls to choose from.  But, if I had to pick a 3rd, I’m going with one that is actually in the city of Madison, which is the Forum at Grandview.  This is also more a strip style shopping center, but it’s a little more high end then a lot of strip malls.  Some of the retailers to note are Dicks Sporting goods, Best Buy, Ulta, Home Goods, and Petco.  There’s also a movie theatre here.  There’s plenty of dining here too and right down the street is a Sams Club and a Walmart!  

 

So, While there’s no Neiman Marcus or Nordstrom in our area, we really do have plenty of other options. Today, I mentioned all the larger chain stores around, but there’s actually a plethora of small boutiques that are great options too! I love to visit these shops for gifts or something special for any occasion.   Don’t forget to shop small yall!
