In this video, I’m going to give you the 3 wealthiest suburbs of Jackson, MS. I know some of you watching thinking it’s an oxymoron, because isn’t everyone in Mississippi poor? That’s what you’ve heard, or that’s what you’ve seen in movies over the year, but I can assure you, it’s simply NOT TRUE. In fact, all 3 of the suburbs I’ll be showing you today have median household incomes higher than the national average…and when you couple that with cost of living here that is lower than the national average of other capital cities, you can see why people are choosing to relocate here.
If you’ve done any research on Jackson, MS, you might be perplexed as to why folks are moving here. Well, all 3 of the suburbs on my list today are have their own separate water systems , their police forces, top A rated schools, successful city governments…you get the picture!!
To Rank the top 3 today, I’m using a combination of the avg sold price from our MLS over the last 12 months coupled with the avg household income.

So, let’s get to it….#3 on our list is Brandon! Brandon is a city just to the east of Jackson. Most people that live in Brandon work in Jackson to drive about a 20-30 minute commute. The population of Brandon is 25,000 people. Brandon is a pretty big city by our standards actually, it has 2 zip codes and covers an area of 21 square miles. So, to be specific today, I’m talking about Brandon zip code 39047. Today, the homes listed range in price from $150k up to $1.6million with the median price sold over the last 12 months at $300,000 If you were looking for a home in Brandon right now, the median list price is $435k. So, let’s take a look at what you can expect in today’s Brandon Market at $435k. It’s mostly homes built between the 1970’s to 2000. Many will need a little cosmetic updating, but most will be on a half acre lot with Brick Construction and 3-4 bedrooms around 2200-2500 sq feet. There’s also a few new construction at this price range too….those will be a little further out from the middle of town, but are on larger 1-2 acre lots. Speaking of town, Brandon has a lot of shopping and dining options. You won’t see high end retail like Neiman Marcus or Macy’s. But we do have lots of smaller stores some local and also some names you’d recognize like Belk, Lowe’s Old Navy all centrally located in the Dogwood Festival Shopping Area. Brandon also has plenty of parks, walking/biking trails, and there’s also a fairly new outdoor Amphitheatre that regularly hosts lots of concerts. Another attraction in the 39047 zip code is that anchors the eastside of the 33 thousand acre Ross Barnett Reservoir which offers champion fishing, camping and water skiing. So, up next #2 wealthiest suburb of Jackson is Flowood, MS. Flowood is also just to the east of Jackson in Rankin county…like Brandon, but it’s more condensed and so has a smaller population of just 10,000 people. Flowood is located right along the main Lakeland Drive corridor, giving it quick access to the city of Jackson…commuters can expect about a 15 minute drive to Jackson. Flowood is also very close to the Jackson International Airport….although don’t let the name fool you…there are no international flights out of there…most flights out of Jackson will connect you to Atlanta or Dallas…so do expect a slightly higher fee to fly out of Jackson compared to other large cities. Like Brandon, Flowood also has parks, walking trails and plenty of shopping and dining. The schools are good here whether you choose public or private. There’s also a newly renovated golf course here at the Refuge where they also built a nice Sheraton hotel. So, let’s talk a little about home prices in Flowood, the average sold price in the last year was $370,000 and current active listings range from $240,000 up to $1.4 million, with the active median price being $472,000. So, what can you expect for $472…? It will be newer construction, built in the last 3 or so years. Mostly brick construction on a quarter acre lot with 3-4 bedrooms and around 2300 sq feet. You can expect a very quick commute…less than 2 minutes to the city center where there is a lot of shopping and dining. Most people that live in Flowood like the proximity of the city to the heart of town!
So, that brings us to the #1 wealthiest suburb of Jackson, which is Madison. Located to the north side of Jackson, a city with a population of 28,000 Madison has been growing steadily over the last few decades. Madison is a city within the county of Madison. The city of Madison has had the same Mayor for like 40 something years who’s apparently never allowed apartments to be built in the city, which unlike the other 2 cities on my list, is why it’s nearly impossible to find a rental in Madison. In fact 95% of residents in Madison own their own home. So, if you’re planning to relocate here, make sure understand that renting first is often not an option. Madison is definitely more residential than the other 2 cities on my list, but there are still shopping and dining options, it’s just not as concentrated as Brandon and Flowood. The average sold price in Madison in the last 12 months was $380,000 and currently the price range of active listings is $200,000 up to $2.5 million, with the median being $497k. Let’s take a look at what $497k gets you. You can expect 4 bedroom, 3 bath around 3,000 sq feet on a 1/3 of an acre lot built in the last 10-15 years and will be mostly brick exterior possibly in a gated neighborhood.
One other thing about Central MS that most people that move here from larger metropolitan areas are always pleased to find is the lack of traffic! Any of these areas around Jackson are very easy to navigate without the everyday traffic jams that most of us hate. Another thing they find to their liking is our hospitality and it’s not a coincidence that Mississippi is known as the hospitality state. So, what are you waiting for?
