If you want your move to go as smoothly as possible, keep reading. Here are three major mistakes people make when moving to Madison, and what you can do instead.


Mistake #1: Assuming You’ll Just Rent While You Look

It seems like a logical plan. Rent for a few months, get familiar with the area, and take your time house hunting. But there’s one big issue with that strategy: Madison has very limited rental inventory.

Not only are rentals hard to come by, but when you do find one, it will likely run around $2,500 per month for a basic three-bedroom, two-bath home. Most landlords require a 12-month lease, and pet deposits can be steep if you’re bringing a furry friend.

A better plan?
Book a visit to Madison and schedule a few days of home tours. I’ll show you different neighborhoods so you can get a feel for the area, and if we do not find “the one” while you’re in town, I can continue to tour new listings for you via FaceTime or video. That way, you can still make a confident offer when the right home pops up, without paying thousands in temporary rent.

Let’s say you’re moving to a popular neighborhood like Lake Caroline or Reunion. If you’re leaving during peak school hours (7:00–8:00 a.m.), expect a 35 to 40-minute drive into downtown Jackson. It’s not gridlock, but school zones and two-lane country roads can definitely slow you down.

Pro tip:
Test your commute before you commit. Drive it in the morning and late afternoon so you know what to expect. And if you work remotely or have a flexible schedule, you’ll get to enjoy all the perks of Madison living with far less hassle.


Mistake #3: Waiting Too Long to Make an Offer

Yes, the market may not be as fast-paced as it was in 2021, but don’t let that fool you. The best homes...the ones in great condition, well-staged, in desirable neighborhoods, and priced appropriately, still move quickly.

Right now in Madison, the average days on market is hovering around 90. But that includes everything. If you’re shopping in the most active price range (around $466,000), those homes are actually selling in closer to 45 days. And the ones that are truly dialed in? They often go under contract in a week or less.

In fact, multiple offers are still happening. Just last week, I helped a buyer win a home that had three competing offers. They were shocked! The headlines are telling people it’s a “buyers market,” but that is not always the case in Madison.

What this means for you:
Get pre-approved, understand your budget, and be prepared to make an offer if you see something you love. You might have room to negotiate, but lowballing will only leave you disappointed. The best homes are still competitive.
