Madison, MS Real Estate Market Update – September 2025

If you’re thinking about buying a home in Madison, MS, there’s a lot happening right now in the local market that you’ll want to know. In this post, I’ll break down recent trends, what those numbers mean for buyers, and how you can use it to your advantage.

Prices Continue to Climb

In September, the average sold price in Madison reached $486,000, which is a 4.9% increase compared to the same month last year. Homes in Madison, MS are still appreciating, even while mortgage rates draw attention. For buyers waiting on rates to fall, it’s worth remembering: higher home prices later could offset any gains from lower interest.

Inventory is tight right now. We have about 3.7 months of supply, which is lower than last September’s 4.76 months. Active listings ended the month at 266 homes, down 11% year over year. New listings dropped to 78, a 24% decline. Many homeowners are staying put, holding onto low mortgage rates, which makes it harder for new buyers to find options.

The average days on market was 64, up about 10% from a year ago. Still, homes in desirable areas that are priced right and show well are often going under contract in less than 7 days. That tells me the most desirable properties are still very competitive.

We also saw 85 closings in September, compared to 57 the year before — a strong 49% jump. Demand remains solid, even with fewer new listings.


Where Buyers Are Most Active

When you look at which price ranges are seeing the most movement, there’s a clear picture:

  • The $300,000–$400,000 range led the pack, with 30 homes sold versus 20 last September

  • The high end ($500,000+) also saw strong activity: 31 closings compared to 15 last year

  • In the $400,000–$500,000 bracket, there were 13 sales vs 10

That tells us buyers are shopping both the “move-up” and luxury tiers. If you're in the market, this is helpful to know so you can see where your budget fits and where competition will be the fiercest.


Active Listings by Price Bracket

Although overall active listings were down 11%, there’s nuance when you look at price tiers:

  • $300,000 – $399,000: 74 active listings (up from 63)

  • $250,000 – $299,000: 18 active listings (down from 29)

  • $500,000+: 124 active listings (down from 147)

Translation for buyers:

  • If you’re under $300K, your choices are more limited

  • In the $300s, there’s more selection

  • At the top ($500K+), competition is there but inventory is thinning


What to Expect for ~$400,000 in 39110

In the 39110 ZIP code, a home priced around $400,000 typically offers:

  • 3–4 bedrooms

  • 2–3 bathrooms

  • Around 2,000–2,500 square feet

  • A 2- or 3-car garage

  • Located in a planned neighborhood or close enough for convenient shopping

It’s a sweet spot for buyers who want good space and value without breaking into the high-end market.


Buyer & Seller Playbooks

For Buyers:
With tight supply and fast-moving homes, be ready. Get your mortgage pre-approval first. Tour new listings immediately. Use contingencies wisely. In the $300K–$500K range, the best homes will attract multiple offers.

For Sellers:
You have an opportunity right now. With new listings down 24%, your home could stand out. Price it right, make it shine, and aim to sell in the first week. If you want a quick sale, consider pricing just under comparable homes, especially if you don’t have time for deep renovations or staging.

Homes needing paint, deep cleaning, or minor repairs are less appealing to buyers right now. If you plan to sell in the next 90 days, starting your prep now is wise — pressure wash, touch up paint, declutter — do it before interest rates drop and competition ramps up even more.

Public schools in Ridgeland do not rank as high as those in Madison or Brandon, so many families who want Ridgeland’s location and amenities explore private options like MRA, St. Andrew’s, or St. Anthony Catholic School. On the housing side, you will find established neighborhoods such as DinsmorBridgewater, and Township at Colony Park, plus low‑maintenance options near shopping. If you want a short commute and a lively retail and dining scene, Ridgeland belongs on your list.

 


Madison, MS: schools and master‑planned living

Madison is one of the most popular choices for relocators. It is known for top‑rated public schools and a polished suburban feel with strong architectural standards. If you like neighborhoods with amenities and a cohesive look, Madison delivers. Highlights include Reunion with golf and equestrian amenities, Lake Caroline with a private boating lake and golf, and Lost Rabbit with colorful coastal‑inspired architecture and a town‑center feel on the Ross Barnett Reservoir.

Madison’s location gives you quick access to the Reservoir for weekend fun and a straightforward commute into Jackson. Brandon, MS: variety, space, and Reservoir access

Brandon is the largest city on this list and covers a wide area that includes Reservoir Brandon (39047) for people who want to be near the water. Expect the widest range of housing at accessible price points, from newer subdivisions to established neighborhoods with character. Schools are well regarded, and the city’s scale gives you more options across styles and budgets. Commutes run longer on average than Madison or Ridgeland, but many residents feel the tradeoff is worth it for space, choice, and value. If you want strong schools with more bang for your buck and optional Reservoir access, Brandon could be the best fit.

 


Which suburb is best for you

It depends on your daily life. Choose Madison if schools and master‑planned neighborhoods are top priorities. Choose Ridgeland if you want shopping and dining at your doorstep with a short commute. Choose Clinton for a classic small‑town vibe and budget stretch. Choose Flowood for newer homes and a modern commercial hub. Choose Brandonfor wide choice, space, and proximity to the Reservoir.
