Hey guys! Tinsley Mitchell with Living in Central MS and today we are going to look at a few different activities to do in the Brandon area. Brandon, MS in known for many things and the Jackson suburb is consistently being ranked and one of the best places to live in Mississippi and with that comes many outdoor adventures including the nearby 250 Acre Quarry Park. Located just off of interstate 20 lies and inside of Quarry Park is Quarry Trails, This unique area has some of the most enchanting trails in Mississippi! Recently opened in 2021, Quarry Trails is a 3.5 mile loop trail and is considered a moderately challenging route and is primarily used for walking, running, hiking and biking trails. The scenery includes lakes, big boulders and different elevations! There are plans for an expansion for an 11 mile trail as well with bike racing trails which should put Brandon on the map for biking destinations.
Included in Quarry Park and adjacent to the trails is the Brandon Ampitheater. The ampitheater is the states premier music venue and offers a stellar concert line up year round. The venue is owned by the City of Brandon and along with concerts, it holds family friendly events throughout the year as well that include holiday events and cooking competitions. Currently being held is the Magic of Lights which is a drive through Christmas light show. The ampitheater can hold around 8,000 people and has adequate parking for that amount. The venue is complete with lower and upper level seating, box seats, audio and video elements, video walls, concession and beverage kiosks and a VIP club. The Brandon ampitheater is a great addition for central ms and is certain to have entertainment for the whole family! In addition, the park also offers a 50 acre baseball complex and dog park so Quarry Park is definitely something to check out in the Brandon area!

Silver Ridge is located just off of Hwy 468 and only minutes from downtown Pearl and close to attractions such as Trustmark Park, Bass Pro Shops and Mississippi outlet mall. The airport is also a short 10 min drive. Silver Ridge falls under Pearl School District which currently holds an A rating according to niche.com so that is great if schools are important to you.
There are currently 20 active listings in the neighborhood and 17 of those are new construction and the price on all of the homes range from $225000-$295,000. There are 3 and 4 bedroom options available and the square footage ranges from 1,409 to 1,900. Hi, I’m Donna Taylor with Living in Central MS and in today’s video I’m going to share with you how our local market ended 2023 and what my predictions are for our market for 2024.
But first, I need to explain a little of the back story for those of you not familiar with the local market in Madison, MS. Historically, our prices remain fairly steady year over year, we don’t typically see big highs and lows like other parts of the country. Of course, our home prices are higher now than they were a year or two ago, but the rate of our inclines are slow and steady. Our average sales price this month is 10% higher for November of 2023, than it was in November 2022, just like everything is more expensive today. A big part of the reason that we are still seeing home prices increase here in Madison is because we still have an inventory shortage. The number of sold listings YTD for this year is down 21% compared to last year. Less people are moving around, up/down, like they do in a “normal” year. I think that inventory shortage will continue for us here into next year because there are still MANY MANY people here that are sitting on sub 3% interest rates and aren’t willing to give those up yet. Once these 7% interest rates start to become the “norm” again like they were when I bought my first house back in 2006, I think we’ll start to see our inventory balance out. Take a look at this graph of interest rates over the last 30 years. You’ll see the rates stayed below 5% for 12 years, in 2022 the rates started to climb to over 5%, and will average around 7% for this year, and we still have an inventory shortage here locally. But, I think interest rates will start to hover where they are currently instead of falling or rising and, so I think we will see our home prices start to flatten out finally and stay steady where they are today. We are finally starting to see sellers give some small concessions, and I think that will continue into next year. If rates do start to fall, I think we will see a lot of buyers here that have been sitting on the fence start to move around and that will cause our home prices to rise again. If you’re on the fence about buying in our local market because you aren’t sure where prices are going, I’m betting they stay right around where they are today. I’ll try to remember to do a video this time next year to see if I’m right.

Lake Caroline:

WaterPointe is a brand new neighborhood development located adjacent to Dogwood Festival Market and will cover approximately 230 acres. Once completed, WaterPointe will house 184 single family homes and townhomes, luxury lofts and Mississippis first P. Allen Smith inspired assisted living community. Future amenities will include two wharf style restaurants, pool, walking and biking paths, parks, a town square, and a waterfront event area overlooking the 34 acre lake. Retail and office space will also have some space carved out so Waterpointe will be a one stop shop all with walking or biking distance. If you are looking for resort style living, WaterPointe may be for you!

Hi, I’m Donna Taylor with Living in Central MS here today to give you an update on my personal favorite neighborhood in Madison, which is Lost Rabbit. Lot of new and exciting developments have been going on since I did my last video last fall and in today’s video, I’ll tell you all about those things and give you a tour of the neighborhood, because there really is a lot to talk about!
So first, let’s talk about the location…Lost Rabbit is located East of Interstate 55 off Hoy Road Just outside the city limits of Madison . It’s about a 20-minute drive to downtown Jackson and about a 5 minute drive to the city center of Madison, making it convenient to shopping and restaurants. Lost Rabbit is located on the 33,000 acre Ross Barnett Reservoir, which is the reason it truly has the best views in all of Central MS.
And yes, for the record, I am biased…I live in this neighborhood! I’ve been a resident here for about 4 and half years. One of the big reasons we picked this neighborhood is because it really does have the best views of all of the neighborhoods in Madison. Where else can you get a view like this right outside your front door on your daily walk? One of my favorite parts is driving into the neighborhood. There is a beautiful, peaceful tree tunnel at the end of Hoy Rd that is .4 Mile of the long thru the trees of the Natchez Trace Parkway. These trees will always be here and are a protected part of Federal Land. It really is like entering into a little slice of paradise and I’m lucky enough to get to do it several times a day!
As soon as you pull into Lost Rabbit, you’ll notice the unique architecture (play the sample home video) of homes lining the Boulevard Street. I believe this is part of what makes Lost Rabbit so beautiful. From the 2ndstory balconies of the of the grander homes, to the smaller carriage style homes, or the big waterfront lots, there really is something for everyone here. Many of homes in Lost Rabbit have great entertaining patio areas where neighbors can visit with each other and enjoy the breeze off the lake.
Another fun thing about Lost Rabbit is the community itself. Other than the name…which no one really knows for sure how it came to be, it is a fun, friendly neighborhood that regularly has food truck nights in the summers, a big 4th of July parade and fireworks show, and we’ve even had Santa visit for Christmas and The Easter Bunny during the Spring.
Like I just mentioned, LR is located on the Ross Barnett Reservoir. The “rez” as it’s known by the locals was built in the 1960’s to help control flooding down the pearl river. The water level is controlled and maintained by the Pearl River. Valley Authority. So, what do people do on the REZ you might ask? There’s champion fishing, skiing, camping and a few trails. along the Natchez trace. It is an area attraction that draws 2.5 million tourists each year. There’s an addt’l 10,000 acres of forest land surrounding the rez inhabited by natural wildlife. At the Town Center of Lost Rabbit you’ll find a marina where you can park your boat overlooking the neighborhood pool.
The master plan for LR calls for approx. 700 homes, and there are currently about 220 homes, and currently there are 10 new construction homes going on in the newest Phase 4. These homes will range in price from approximately $480-$620,000. These homes should be completed this spring. 2 of them are already sold, so the remaining 8 are still available. They will range in size from around 2,000 square feet to 2,500 sq feet. You can probably see that these will have very small yards. So, if you’re looking for a big yard with lots of space between you and your neighbors, this is definitely not for you. However, if you’re like me and appreciate a small yard with minimal upkeep in a neighborhood that has lots of greenspaces, then you would like Lost Rabbit. A few weeks ago, Lost Rabbit opened its first retail space, which is known as The General Store. There’s a kitchen inside where they sell daily hot plate lunches, and they also serve ready to order pizzas. The store features everything you would expect from a small neighborhood store, from quick essentials pick-ups to high end local beers and everything in between. Coming soon, next door to the general store, opening in a few months will be a restaurant.
Next let’s talk about schools. LR is located in the Madison Avenue Elementary school zone (which is only about 3 miles away) and Madison Middle and Madison Central High School. There is also Madison Ridgeland Academy and St. Anthony and St. Joe Catholic Schools nearby if you’re looking for other school options.
