Living in Jackson MS

HI, I’m Donna Taylor with Living in Central MS…. today’s video is all about Jackson Mississippi, the good, the bad and the ugly.  I’m making a quick video to day to hopefully answer one of the most frequently “What areas should we focus our search?”  After I get to know that wants and needs, I usually recommend either Madison or Brandon, which are both suburbs of Jackson, but in a different county.  While we are out looking at houses, they almost always ask me why we aren’t seeing any homes in Jackson, or if they have already done their research (Which is usually the case), the next question is how Madison and Brandon are affected by the issues in Jackson.  

So, today I want to talk about the elephant in the room and why I always recommend Madison and Rankin Counties to those looking to relocate to the Jackson, MS Area.

 

First, let’s talk a little about location.  Jackson, which is the capital city of Mississippi is located in Hinds County.  In today’s video, I’m going to compare the 3 cities, so that we are comparing apples to apples.  Brandon, which is in Rankin County is the neighboring county to the East and Madison is the neighboring county to the North.  Madison is both a city and county actually!   Both are great options, and you can usually get a little more bang for your housing buck in Brandon and typically larger lots too…but to get to the nitty gritty…they are simply statistically speaking better places to live.

 

Like I often do, I get most of my information from websites like Niche.com so I can try to keep opinion out and keep it factual.  The grade that niche gives the City of Jackson is a C+.  Madison (the City) gets an A+ and Brandon gets an A.  But, why does that matter…well from a real estate perspective, I’m going to give you my top 3 reasons why Madison and Brandon are the best cities to live in Central Mississippi.

 

  1. Home ownership vs Rental Rate.  In Jackson, only 48% of people own their homes compared to 83% in Brandon and 94% in Madison.  I don’t have to tell you the importance of homeownership vs rental…but it is something to consider when buying a home in a town where more than half of the homes are rentals.  When you buy in a town that has homeowners than renters, there’s a stronger sense of community typically and just generally more pride of ownership and home values tend to rise.  So, in my opinion not only is this first on my list, but it’s most important!
  2. Infrastructure – Now this is something that you can’t see on websites like niche.com, but something any local here can tell you.  The city of Jackson has a LOT of issues with infrastructures.  You can just google that and see varying opinions of why that is, and I will spare you my opinion, but the fact remains that Jackson has its own set of major problems like it’s public water system, issues with trash pickup, streets that are in total disrepair to name a few.  These issues have been going on for years.  Just do a quick google search for Jackson MS water problem and you can read a ton of articles for yourself.  And to be clear, I was born and raised in Jackson and would love to see the city come back to the strong place it was years ago. But, doesn’t seem like that’s happening.  So, the good news is, Madison and Brandon both have their own water systems separate from Jackson, we have our own school systems, police force.  I can’t think of one thing we do share.  So, like many large capital cities, people started seeking suburban living probably back in the 1980’s and since then, Brandon and Madison have both grown exponentially and are still growing today.
  3. So, that brings us to the 3rd reason on my list, which is Real Estate Taxes.  I’ll break down the taxes on a newer construction $400,000 home for each city.  Jackson comes in at the highest which would be around $3,700 and Brandon and Madison both come in around $2,500.  So, if I was paying more taxes, I would certainly expect more from the city’s infrastructure and all the things I’ve already mentioned, but that certainly isn’t the case.  

Now for the good news…for all these reasons, I wouldn’t recommend buying in Jackson, the city is a good neighbor….how can that be you ask?  Well, I’ve give you a few of me and my family’s favorite things to do in Jackson.  We do visit at least once a week. Jackson has Central Mississippi’s only Whole Foods, where we like to do our grocery shopping.  Jackson also has the best restaurants in our area, hands down.  Lots of the restaurants have been around for years, and even some new ones to.  9 out of 10 of our favorite restaurants are in Jackson and we visit them most every weekend.

Real Estate Agents Madison MS

So, your family is growing and it’s time to upsize…but you need to sell your home first before you can afford to buy a new one.  You get stuck just thinking about it and know you need a realtor, but not sure where to start.  In our article today we will share our thoughts on how to find a real estate agent in Madison, MS and tell you all the secrets with some big dos and don’ts!

 

1.     Avoid Superficial Factors:

The first thing is to ask for recommendations.  Ask your friends and colleagues who they’ve had success with and why they liked that person?  Don’t just go for the agent with the cute TikTok videos!  And don’t just go for the name on big billboards, many times those agents have such a full plate with their large teams, they don’t have the time to give to that their clients deserve.  Or, worse yet, they are more concerned about their own image, than pulling up their sleeves to go to work for you!

 

2.     Interview Multiple Agents and Make Sure They are Responsive:

Don’t just go with the first agent you call.  Be sure to interview a few agents but be up front and let them know that you will talk to a few and pick the one you like best.  Have you ever been given a job where you weren’t interviewed first?  Of course not!  So, why wouldn’t you interview your agent before hiring them?  If you call and agent and they don’t answer, leave a message, or send you a text…if it takes them days to call you back, that’s likely a red flat.  You deserve and agent that will promptly call or text you back through the entire relationship.  You should also go online and google the agent.  See what their google reviews look like.  Check out their website and do a search to see if they have produced any videos.  Check out their videos to see if you can get a feel for their personality, sometimes you can tell by watching their videos if you will like the person or not, or if you think you will work well with them.  You deserve to work with someone you feel compatible with…I mean, you can’t gel with everyone!  When interviewing the agent, don’t be afraid to ask questions.  Ask them how long they’ve been licensed, how familiar they are with the area, and how they plan to market your property. Make sure they will pay for professional photos of your home PRIOR to listing.  In today’s online world, most buyers will decide if they want to tour a home based on the first few pictures they see.  So, make sure your agent hires a professional photographer, don’t let them tell you their iPhone pictures are suitable, I promise you, they aren’t! And you don’t get a second chance to make a first impression!  One other thing to make sure of, always work with an agent that lives in the area where you are house shopping.  That agent will know the ins and outs of many of the neighborhoods and might even be able to help you find an off-market property if they are well plugged into the community.  

 

3.     Ask Questions:

How much do realtors charge to find a house?  That’s a great question and don’t be afraid to ask the agent that in your interview process!  I’m always surprised at how many people don’t fully understand how real estate agents get paid.  So, ask them!  A good realtor will easily be able to explain to you what they charge and how they are paid.  And like my mama said, “You get what you pay for”.  And this is especially true when hiring a real estate agent.  Of course, there are plenty of discount brokerages in Madison MS.  But you’re likely going to be doing all the work on your own, so unless you’ve bought and sold many homes, I don’t recommend it.  Also, ask the agent about the contract, ask them the term of their typical listing agreement, it’s good to know how long you’re locked in, just in case things don’t go as smoothly as you like! Even if you don’t like the list price the agent suggests, listen to them.  They are the expert.  Picking an agent that agrees to list your home higher than other agents, will likely lead to a long time on market with many price reductions. 

 

4.     Trust Your Instincts:

Choose an agent that makes you feel confident AND comfortable.  Finding an agent that fulfills both of those qualities can mean the difference in a pleasant experience or a horrible one!  So, make sure both of your goals align from the start!

Flowood Homes for Sale

Are you looking for Homes for sale in Flowood, MS, but not sure if it's for you?  Well check out our video all about Flowood MS!

Even though we frequently talk about the Brandon areas, Flowood actually houses more businesses! Flowood has gained a reputation as a commercial hub with a significant retail and business presence. The area along Lakeland Drive and Dogwood Festival Market has a concentration of shopping centers, restaurants, and other businesses. The stores include large names such as Target, HomeGoods, Belk and so much more, including plenty of locally owned small businesses and boutiques. There is also a large indoor antique flea market that is open every weekend and includes 65,000 feet of merchandise. Flowood is located in Rankin County, northeast of the capitol, Jackson and about a 20 minute drive to downtown. making it very convenient to major highways and interstates. The Jackson International Airport is also a short 10 minute drive, if that is important to you. The city has experienced significant growth over the years with the population now just over 10,000 and has an A plus rating as best place to live in Rankin County and number 3 best place to live in MIssissippi according to niche.com. Flowood is filled with various neighborhoods and communities with plenty of housing options available. The school district for Flowood does fall under Rankin County School District  with A rated public schools such as Flowood Elementary and Northwest Rankin High School and there are a couple of private schools to choose from such as Hartfield Academy and Jackson Prep nearby that now all serve K3 through 12th grade.

 

As far as employment goes, the city's strategic location and business friendly environment have attracted a range of businesses contributing to its economic growth with a ton of employment opportunities available. Flowood is home to various medical facilities such as Merit Health River Oaks hospital and several UMMC clinics making it an important healthcare hub in the area.

Recreational options for the Flowood area include Winners Circle Park, Flowood Nature Park and it is situated near Ross Barnett Reservoir so plenty of options for fishing, hiking, boating and other outdoor activities. There are several trampoline parks with various activies and the countries largest indoor RC park. Flowood is also home to award winning The Refuge 18 hole Golf Course, that was recently voted Golfers Choice for 2023 and the course is connected to the five star Sheraton Flowood. The City of Flowood is regularly holding events, family festivals and concerts so there are plenty of options for that as well!

Moving on to our expertise, the Flowood housing market. There are currently 53 active listings and they range in list price from $175,000 to $1.6 million. In the past 3 months, there have been 33 homes sold with an average of 25 days on the market so resale in the area is great! Kensington Homes for Sale Flowood MS

Hey Guys, Tinsley with Living in Central MS with an updated neighborhood tour of Kensington Subdivision in Flowood, MS.  Kensington is a new gated neighborhood that was just started in 2020.  If you’re looking for new construction homes in Flowood, MS under $435k, check out this tour! 

 

Currently, Kensington has around 160 homes with a new phase wrapping up and finishing up the last few builds.  One of the best things about Kensington is price point!  The homes in Kensington average around $400k.  So, if you’re looking for a new construction home in Rankin County below the average prices for Brandon, Kensington is a great option.  Kensington is  located just off of Hwy 25 with an additional entrance on Hwy 471.  It’s about a 20 minute drive to downtown Jackson and about a 3 minute drive to the city center of Flowood, making it convenient to shopping and restaurants in Dogwood Festival Market.  Most of the homes in Kensington are brick construction and 3 bedrooms/2 baths with several 4 bedroom options also.  The lot sizes are nice size…around a half acre. Kensington is filled with amenities that include a neighborhood swimming pool, lake, clubhouse and sidewalks throughout the entire neighborhood. This  neighborhood is also very family oriented as they often host events and festivals within the neighborhood. It is a great option for raising your family. I have personally sold several homes in the neighborhood recently and the homeowners are loving their choice in Kensington!

 

In the last 12 months, there have been 31 homes sold with average sales price of $415,000. There are currently 18 active listings in the neighborhood right now 15 of those are new construction. The current active listings range in price from $380,000 to $432,000 and square footage from 2,000 to 2,371. There are several new homes that are being built right now that will be available soon also! These homes do feature real pine flooring, granite or quartz countertops and custom cabinetry.

 

 

Kensington is in Oakdale Elementary School district that feeds to Northwest Rankin Middle and High School.

Lake Caroline Homes for Sale

Hi, I’m Donna Taylor with Living in Central MS and in today’s video we are checking out homes in Madison under $400k in Lake Caroline.  If you’ve watched any of our videos of Madison, you know that $400k is right around our average price point and is sometimes hard to find!  So, if you’re looking in that price point, stay tuned b/c today there are currently 12 homes in Lake Caroline under $400k and we’ll do a tour of the inside a home and tell you all about Lake Caroline.

 

 

For  those of you not familiar with lake Caroline…let me give you a little history!  Lake Caroline is a 3,000 acre master planned community with tons of amenities in Madison County. There are actually 2 lakes, the larger 835 acre for skiing, boating, fishing.  There is a smaller 59 acre, Camden lake for non-motorized boats.  There are 3 neighborhood pools, walking trails, tennis courts and playgrounds. HOA Dues are currently $950 annually. There’s also a restaurant in the community, the Mermaid Café. Another perk available with a membership is the Lake Caroline Golf Club, which is an 18 hole course.  So, if you’d rather have a home with a golf course view, that’s an option too! And by the way, you don’t actually have to live in Lake Caroline to be a member of the golf club.  So, if you’re looking for an affordable golf club to join, be sure to check them out.  The last time I checked the joining fee was less than $200 and the monthly membership was around $350 per month.  

 

Lake Caroline Madison MS

 

Lake Caroline is also the largest community in Madison County.  Today there are approx. 1,800 homes in Lake Caroline, with new homes being built each year.  The community started developing in the mid 1990s and just keeps growing and growing.  There are homes in Lake Caroline ranging in price from $350k to over a million for a larger home on the water.  If you like a larger community that regularly has fun activities planned with fun social events year round you’ll like Lake Caroline.  

 

It is a bit of a hike to Jackson though, if you have to drive to the city for work…it can easily take 45 minutes to get to the downtown Jackson area, so if you have to make that drive regularly, be sure to know you might have a long commute, especially if you have to drive during school traffic time. And speaking of schools, be sure to note that part of lake Caroline is zoned for Canton school and part of Caroline is Madison schools, so if schools are important to you, pay attention to that school zone map when shopping for a home here.

Madison MS Real Estate - Update Aug 2023

Hey there, Donna Taylor with Living in Central MS here today to share with you how the market for Madison MS is looking as we wind down Summer 2023….and let me tell you, don’t believe the national news!! 

 

 

As we all know…the last year with high interest rates really slowed things down around the country, and if you watch the news, you surely hear all about the gloom and doom pending for the housing market.  But like I said in my last market update back 7 months ago…our market here in Madison was not going to slow down and boy was I right!   stay tuned as I go thru the details so you can understand how our local market is….it’s so important for you to understand if you’re thinking of buying or selling in Central MS before the end of this year!

 

 

Going on at least 3 years now… we are still in a seller’s market.  Recently, we have started seeing multiple offers here again, not quite as bad as it was 18 months ago, but 2 of our agents wrote offers this week (one in Madison and the other in Brandon) and both were multiple offer scenarios.  Of course, both of these homes were right around our $300k average price, which makes it much more competitive, but it’s a sign that we are in no way slowing down soon!  So, like I said we are still in a sellers market …this term gets thrown around a bit,  but one of the metrics we use to determine whether or not we’re in a buyer or sellers market is the absorption rate. Experts say that most markets need a 5 month supply to be balanced.  Anything less that that is a seller’s market.  Well today, as we close out July 2023, we are at just under a 3  month supply, which is up about 6 months from the start of the year. However,  We are nowhere near a balanced market.  

 

A 2nd indicator is the Sold to List Ratio. This tells us how the final sold price compared to the original list price. This is actually up from the start of this year .  Remember when everyone was saying prices would be going down??  Well, that’s certainly not the case here.  Back in January of this year, sellers in Madison were getting 94% of their original list and today, they are getting 96%  This one honestly surprised me, because I did buy into the belief that our prices would be coming down, but that isn’t the case…YET!  I do think they will start to soften some, but I think it will take longer than anyone dreamed!   The average list price Madison this month was $347k, which is actually pretty flat with the same time last year.  I think we will continue to see prices stay steady thru the end of the year  and then slowly soften in 2024.  There were 1165 homes sold in Madison last month, which is down by about 400 homes compared to this time last year.  So, bottom line is we are still very short on inventory, which if you look at our 3rd and final metric to show how our local market is going, which is Days on Market.  July 2023 Days on Market was  41 days for the average…there must be some serious outliers there…if you look at the median Days on Market, it’s actually only 13 days, which is what I feel is more accurate.  Seems like anything under $400k is going under contract within 48 hours!…

So, on that same note, if you’re thinking about selling this fall, listen to your agent’s advice on pricing.  We see what’s happening in the market faster than anyone else!  We see what’s happening when you overprice your house and we see how pricing it right is still getting you multiple offers!

Best Place to Live in Mississippi

Hi, I’m Donna Taylor with living in Central MS.  In today's video, I’m talking about why people are moving to Mississippi…specifically Madison.   Last week, the Mayor of our city shared an article written by USA Today that picked the best city in each state.  The article created a weighted index of over two dozen measures to identify the best city to live for each state.  It considered all cities and towns with a minimum population of 8,000 residents.  Some of the factors they weighed in on are affordability, economy, quality of life, safety, schools, etc.

 

The cities they chose tended to be close proximity to a major city, thereby providing its residents with access to job opportunities, healthcare, and transportation, which all help in lowering unemployment and improve overall financial security…which in my opinion is the number one thing you should be looking for when considering relocating to a new town.  So, it’s no wonder this article picked Madison MS as the best city to live in our state.  The article didn’t go into a lot of detail for each city but don’t worry, I plan to pick up where the article left off and try to give you some insight into why people are picking Madison! I’ll cover some the top 5 reasons why people are consistently choosing Madison. 

 

BUT First, let me tell you a little about Madison. Madison is less than 20 miles north of the capital city of Jackson and has a population of approximately 30,000 people and an average household income of $114k…which is nearly double the national median.  Coupled with a median home price of $280k and a homeownership rate of 95%.  Madison has evolved from a whistle-stop railway town to one of the best areas to raise a family in the last 30 years. It is designed meticulously, providing excellent public and private school opportunities, gorgeous housing and business developments, and even some recreational opportunities. 
By the way, I’m getting most of my stats from niche.com, where you can look at these metrics for any zip code…be sure and check it out for zip code 39110….which is the only zip code for Madison. 

So first on my list is something I think it most important….happiness, Zippia named Madison the happiest city in Mississippi and also the second healthiest. The city is teeming with young adults and people looking to establish a family. The median age in the city is around 40 years old. I’m not sure how we got a wrap as the happiest, but I can some from personal experience, that our town is friendly…lots of my clients that have relocated here from other states always say how friendly the people are here!


Second on my list is the safety and low crime rate. Madison has been named the "Safest City in Mississippi" for the past four years (2019-2022). We have the state's lowest combined rates of violent and property crime. Madison had NO murder, rape, or robbery cases in 2022.  Madison's crime rate is substantially lower than the national average when compared to other municipalities of comparable population size. Madison is known locally to have a very strong and strict police force, that has no tolerance for violence and theft.

 


Coming in at number three is our strong economy. Our residents work in a variety of industries, some of which are Health Care, Educational Services, government  and Professional Services are some of the more popluar.  
Also, Madison has the greatest percentage of self-employed people in the area, with 15.1% ( chart 02), indicating Madison’s high economic strength. Another indicator of our economic climate is the growth in population, for almost every year of the last 30 years, the population is increasing an average of 3%...slow and steady!  I think this is important when looking to relocate…no one wants to move to a city that people are leaving!

Also, for the past two decades, Madison has attracted the nation's top retail establishments. It is now home to the plenty of fashion stores, we have lots of big box stores, but lots of local boutiques too.  There’s plenty of home furnishing stores, sporting goods, and restaurants, and Madison is still vigorously recruiting enterprises in all commercial areas

Fourth on the list is Madison’s Natural Beauty, and Outdoor Activities: Mississippi is known for its scenic landscapes, and Madison is no exception. Madison has several parks and green areas where you can enjoy picnicking, walking, jogging, and playing sports. Some popular parks include Liberty Park, Old Trace Park, and Strawberry Patch Park. Ross Barnett Reservoir is a 33,000 acre man-made lake providing opportunities for boating, fishing, kayaking, and canoeing. It's a great spot for water-based activities and enjoying the natural scenery. The area around Madison offers various hiking and biking trails that allow you to explore the beautiful landscapes and natural surroundings. Trails like the Natchez Trace Parkway offer scenic routes for outdoor enthusiasts. Madison's natural surroundings offer opportunities for wildlife and birdwatching. Whether it's at the Ross Barnett Reservoir or along hiking trails, you may spot various species of birds and other wildlife.

 

Madison has been a magnet for Golf enthusiasts. Madison is home to several golf courses, such as Lake Caroline Golf Club and Reunion Golf and Country Club, which offer opportunities for golf enthusiasts to enjoy their favorite sport.

Fifth, Another A+ rating for Madison, is the school system. Madison County Schools are the state's highest-ranked district, and all public schools in Madison are rated "A" by the Mississippi Department of Education for exceptional student academic success.

 

Madison has several elementary schools and plenty of private school options too, 

Madison-Ridgeland Academy, Saint Joseph Catholic School, and Saint Anthony Catholic School to name a few and are surprisingly affordable when compared to private schools in other states.

The 39047 zip code covers a portion of Brandon and surrounding areas in Rankin County. It is a suburban community situated to the east of Jackson, the state capital. Neighboring cities include Flowood, Madison, Ridgeland and Brandon Proper. Brandon is known for its family-friendly atmosphere, good schools, and various recreational opportunities. The area offers several golf courses, nature trails, kid activities and we even have a minor league baseball stadium, the Mississippi Braves.The stadium holds college baseball games as well throughout the year to include MS State University, Ole Miss and Southern MIss. Carlton Parke Neighborhood Tour

Hi, I’m Donna Taylor with living in Central MS and today we are touring a neighborhood in Ridgeland, MS where there are several new construction homes for sale all on half acre lots.  So, if you’re looking for a home that is very conveniently located, and in a neighborhood with lots of amenities, then Carlton Parke might be for you.

 

First, let’s look at the map, Carlton Parke is located right off Richardson Rd in Ridgeland.  It’s less than 3 miles to Renaissance Mall and the Costco.  Renaissance Mall is located a stones throw off of interstate 55. It’s an outdoor mall that has some of the prettiest fountains and landscaping around.   Renaissance Mall is my favorite place to dine and shop.  There’s several restaurants here, most of which would be considered fine dining, but there’s some casual spots too.  There’s also an Apple store, Barnes and Nobles, Sephora, Orvis, American Eagle, and Anthropologie just to name a few.  There’s several women’s and teens dress shops to satisfy most any shopper and a Fresh Market Grocery Store.  There’s also a movie theatre here that has a pretty cool fountain show out front.  It really is something to see at night!

 

Carlton Parke is also located close to the Ridgeland Multi Purpose Trail where you can go for a walk, run or bike ridge on a scenic trail that spans 14 miles.  There are several access points along the route, making it convenient to hop on and off the trail.

 

Ridgeland is the city just north of Jackson, making for a quick 10 commute to Jackson for those of you working at our 4 major hospitals or in the Downtown Jackson area.  It’s also only about a 20 minute drive to the Jackson Airport.  Ridgeland is also where the Natchez Trace runs through our area.  The Natchez Trace is a historic trail that stretches 444 miles thru MS, AL and TN.  It follows the pat of the ancient Native American trail that was later used by European Explorers.  There are lots of spots along the trace where you can go for little hikes and picnic, or just stop a and get a little history lesson.

 

So, back to Carlton Parke neighborhood tour…currently there are 6 new construction homes for sale ranging in price from $765k to $915k.  All of these homes are 3,000-3,600 sq feet with 4 bedroom and 3 bath and all have 3 car garages.  In a minute we’ll take a tour thru one of them so that you can see the details…they really knocked it out of the park with top of the line finishes.  Carlton Parke has a community pool and tennis courts and the HOA fees are currently $325 quarterly.
