If you’re looking for some space to spread out, and you’re looking in Madison…I’m just going to tell you now…it’s going to cost you! Today we are going to look at homes for sale in Madison that are on 3 or more acres. Right now in our MLS that are 11 homes for sale in with 3 + acres..but they range in price from $600k up to $2.5 million.
I often have buyers reach out to me saying they are looking for homes on a few acres with at least 4 bedrooms and with a pool or room for a pool for around $500k…but I feel like such a bearer of bad news when I tell them that’s not happening…and they are going to have to up their budget to more like $700k…
But what if, there’s just no way to stretch your budget past $500k? Well, there are some other options. One of those options is to search in Canton. For those of you not familiar with our area, Canton is still in Madison County. And parts of Canton addresses are actually zoned for Germantown Schools, which are still great schools in the Madison County School System. Some of the homes with Canton addresses are in the part of Madison County, outside of city limits and are great options.
And if you are looking in our area, but are more flexible on which city you live either because you don’t have kids that need a particular school…or you don’t mind being a little further from our Capitol City of Jackson, be sure to check out Brandon! There are lots of homes for sale in Brandon on 3+ acres in that $500k range and Brandon is a great city. Actually, Tinsley did a video last week (can we point to her video)? On a new neighborhood in Brandon with acreage lots. Especially if you like newer construction, there are more options in Brandon. Madison has almost no new construction on acreage lots!

Hey Everyone, Tinsley Mitchell here with Living in Central MS and today we are taking a look at some new construction homes located in Harrell Acres in Pelahatchie, MS.
Pelahatchie is located in Rankin County just a few minutes outside of Brandon 39047 and is known for its small town atmosphere and close proximity to the Ross Barnett Reservoir. Most of the homes in Pelahatchie are located on acreage including the homes in Harrell Acres. 4 new construction homes are available ranging from 3 acres to 9.5 acres and price point is $479k to $599 with square footage between 2,543 to 3,213. These homes are mostly 4 bedroom and 3 bath and one features 5 bedrooms and 4 bath if you are looking for something a little bigger. You will notice the nice finishings such as real hardwood flooring, quartz countertops, tiled backsplash and showers and much more. These homes are also located in Pisgah School District which falls under Rankin County School District. If you are looking for an acreage home with a great price point, Harrell Acres may be for you!
Hey guys! Tinsley Mitchell here with Living in Central MS and today we are going to explore some golf courses around Rankin County. We are going to talk about the top 4 rated but there other smaller courses sprinkled across the area.
First up, is Castlewoods Country Club located in Brandon, MS just off of Lakeland Drive. Castlewoods 18 hole par 72 Jack Nicklaus design course features champion Bermuda greens and amenities that features three practice areas including a driving range with unlimited balls, a short game area for chipping and putting plus an additional putting only practice green. The course maintains a large fleet of gas powered carts each with individual coolers. It is a member and public course with full 18 holes with cart costing around $40. Inside the clubhouse, you will find a fully stocked pro shop as well. Castlewoods also holds events throughout the year for Mens and Womens Golf Associations. Castlewoods not only features golf, but tennis and an entertainment venue as well. As a member, you can enjoy the six lighted tennis courts, 24 hour fitness center, resort style pool with splash pad for the kids, lifeguards and food and beverage service. At the clubhouse, it features a full restaurant with inside and outdoor seating and has nighttime entertainment regulary. Castlewoods has a little bit of everything, if that is what you are looking for!
Second on the list is Bay Pointe Resort and Golf Club located in Brandon MS. It is a public golf course that offers 18 hole championship golf course, driving range and practice facilities. Bay Pointe features several amenities such as a grille and restaurant, trackman indoor simulator, practice facilities, pro shop and sit down bar area. Several different membership options are available and a public price for 18 holes with a cart will run you about $35-$52 depending on if you go on a weekday or weekend. You can also book a tee time on their website www.baypointegolfresort.com. The course hosts tournaments and events throughout the year and has a banquet room available if needed. If you are looking for a laid back community with golf amenities, Bay Pointe may be for you!
Next up, is Randy Watkins designed course, Patrick Farms Golf Club. Open since 1999 Patrick Farms is a semi private located just off the interstate in Pearl, MS. The fun, playable course is in excellent condition with generous landing areas and scenic views from four sets of tees.The course has hosted many state championships for men, women and juniors, and is home of the Mississippi Golf Association.
Patrick Farms boasts one of the best driving ranges in the Jackson area, grass practice areas, golf lessons, leagues for men, ladies and couples, and tournaments and events. The Club’s 5,000 square foot clubhouse features a stocked pro shop, a member’s lounge and meeting room, and The Grill. The clubhouse is open to members for corporate outings and social functions. Membership has privileges including prime tee times, club tournaments and social events throughout the year. Patrick Farms Golf Club is all about enjoying the game of golf to its fullest at an outstanding value. And The public is welcome!
Lastly, the newly renovated as of 2021, The Refuge Golf Course located in Flowood, MS. This 18-hole golf course was originally designed by Roy Case and quickly gained acclaim as one of the top public golf courses in the state. Literally carved from 200 acres of wetlands, more than 500,000 cubic yards of dirt were moved to create lakes, creeks, and one of the best public courses in the region. The Refuge Golf Course was renovated under the direction of golf course architect Nathan Crace. The newly renovated course provides a more playable layout with three new holes and returning nines. It also includes new TifEagle hybrid bermudagrass greens, new and renovated bunkers, and upgrades to the course’s irrigation. The course also features the Longleaf Tee System. Since the course reopened it has garnered rave reviews. It was named "Runner-Up" in the "2021 Renovation of the Year" by Golf Inc. magazine and named to the Golfer's Choice 2023: Best golf courses in Mississippi by Golf Pass. Another perk of The Refuge is that it is associated with The Sheraton Flowood which houses 200 rooms, a med spa, multiple dining venues, a roof top bar, resort pool, lazy river, and a 54,000 square-foot conference center. Whether you’re looking for a weekend escape, couples' getaway or a buddy golf trip, The Sheraton Flowood Refuge Hotel & Conference Center is the perfect place to stay and play.

Hi There…I’m Donna Taylor with living in Central MS! Last week I posted a poll on our YT Channel about what video we should do this week and the majority of you wanted to see what a rental home in Madison looks like and what they cost! So, thank to everyone that answered that poll. Today I’ll be telling you about our rental market and we will take a tour of this home currently on the market for rent!
If you’ve watched any of my videos, you might remember that finding a place to rent in Madison is very difficult. There are NO apartment complexes in the Madison, and 95% of our residents own their homes, so finding a rental is quite a hurdle if you’re planning to relocate to our city!
There are currently 12 homes for rent in Madison in our MLS ranging in price from $2,200 per month up to $3,200. The average price is right around 2500. Most of these landlords want a 12 month lease…that seems to be one of the biggest hurdles for my clients relocating to Madison…most of them only want a 6 month lease. So, if by chance you’re watching this video and you’re an investor that’s looking to purchase a rental home, please reach out to me…I’d love to talk about buying a home for the exclusive use of our clients that are relocating here that need to rent for 6 months while they find something to purchase. Oh, and let’s talk about rental scams real quick…I saw on the news last week that a family relocating here sent $3,000 to a man they met on line to rent his home, I’m sure this happens everywhere, but please be careful when you are sending someone money…try to find a real estate agent to assist with your rental…which can be hard, because most agents don’t work with rentals…because we typically don’t get paid on rentals…and well…who wants to work for free?? But, I just wanted to mention that because sometimes there are bad people in the world.
So, if you’re not willing to pay 2500-3000 per month to rent a home for a year…let’s talk about another option. I would consider purchasing something newer that was built in the last 3-5 years around the $350k price point and live there for a year or 2 until you find exactly what you want and where you want to be. Our home prices in Madison are steadily rising, even in years where the national economic climate isn’t great. So, instead of spending $30,000 in rent (that’s assuming you rent a home for 12 months at 2,500), you can put that money to good use purchasing a smaller home that will be easy to sell once you find your forever home here! Now, to be fair, $350k is right around our average price here, so, when something goes on the market at that price, and that’s in good shape, they go pretty quickly…usually with in a few days, so you’ve got to be comfortable pulling the trigger…. if you can’t make it here to see the home in person. If this makes you nervous, I’d recommend coming for a quick visit and let’s meet and get acquainted and look at a few homes, that way when you’re ready to make the purchase, you’re comfortable making that big decision.
So, Let’s Go inside and check out this home. This home is on the market for $2,500 a month. And it’s pet friendly…that’s another thing to consider when looking for a place to rent…seems like only about half of the landlords allow pets at all…and the ones that do will almost always charge a pet fee and/or deposit. So, this home is located in the heart of Madison. You can see it has a 2 car garage…and 3 bedroom 2 bath…this is typically what you can expect at this price point around Madison. Personally, I like to play golf, but I rarely have time for it…so I will be one of the first at Top Golf when it opens in Ridgeland…which is supposedly happening next year!I read that the city of Ridgeland approved the plans last week, so looks like it is actually happening.But, for now, join me on a tour of the golf courses in Madison!I’ve got some pretty goode video of most of them, along with current pricing.All of our courses in Madison are, private…members only (except for one), but I was very surprised at how affordable some of the memberships are!

All of our Golf Courses in Madison are located in neighborhoods, but you don’t have to live in the neighborhood to have a membership.
1.So, first up, we have Reunion Golf and Country Club.Located in the city of Madison, MS, Reunion Golf and Country Club is a private golf club that features a beautiful 18-hole golf course, as well as a fitness center, swimming pool, and other amenities.It is members only, and is the most expensive of the courses in Madison. This private 18-hole golf course is located in the Reunion community in Madison. It was designed by Bob Cupp and opened in 2004. In 2019 Reunion unveiled their brand new $16 million dollar, state of the art 33,000 sq foot clubhouse overlooking the 18th hole. The clubhouse features gorgeous wrap around porches where you can sit and enjoy dinner and drinks at the restaurants or chill at the pizza pub.There are a few different levels of membership options…with joining fees ranging from $5,
2.Next up is Annandale Golf Club, also in the city of Madison.Annandale Golf Club is a private golf club that features a championship 18-hole golf course, as well as tennis courts, a swimming pool, and other amenities. It was designed by Jack Nicklaus and opened in 1981. Annandale is a little pricey as well, and has a few joining options…ranging from $5,000-$10,000 depending on age and level of membership along with a monthly fee of $460-$800.
3.Next on the list is Lake Caroline, This 18-hole golf course is located in the Lake Caroline community in Madison County. It was designed by John F. Stahl and opened in 1997. Designed around the scenic 850-acre Lake Caroline, this beautiful links course stretches to 6,800 yards, Boasting four sets of tees, the target style golf course is designed to be playful, but challenging for players of every level. I was surprised to see how affordable this course it compared to the first two on the list.It is still considered a private club, but the joining fee is only $200 (which is an annual fee) and $230 per month which includes the cart fee.One other option for those of you that only want to play a few times a year is their social membership.With this membership which is only $50 a month, you can play 4 times a year.One other neat thing about Caroline, is that is you can use the membership at Whisper Lake (which is a couple of miles away and a smaller course) or at Patrick Farms (which is a course in Rankin County, about 25 miles away).Whisper Lake is a shorter course than Lake Caroline, it’s only a18 hole, par 64 course. It’s a reciprocal course to lake Caroline, so we’ll move on to the next course.
4.Next up is on the East Side of town…is Deerfield County Club.Located just north of the city of Madison at N Old Canton Rd at Yandell Rd.It’s also a very affordable golf course that features an 18-hole championship golf course, as well as a driving range, pro shop, and restaurant. The joining fee is only $100, with a $300 month fee with covers cart fee and access to the driving range.Sorry, I didn’t get as good a video as the others, but if you’re looking for a very affordable option, be sure to check out Deerfield.
5. Like I mentioned in the beginning, there is one public course in Madison, which is just outside of the city limits and is in the middle of an apartment complex. It's called the Links of Madison County. I’ve never actually been to this one until today, but it looks like a nice little course.It only has 9 holesthough…and it’s $27 to play 9 holes, which includes the cart fee.Honestly, 9 holes is about all I care to play, but they say you could play them twice for $42.

HI, I’m Donna Taylor with living in Central MS…here today to help you decide if Madison MS is a good fit for you? As a native Mississippian, I know a lot about this state, but I’m going to try to be as honest as possible and bring to the table my experience from living in Colorado for 3 years to help those of you especially from the west coast looking to relocate to a more conservative part of the country.
So first, let’s talk what it’s like to live in Mississippi…. let’s talk about the big elephant in the room…b/c, let’s face it, over the years MS has received a lot of bad press for all the things going on in Jackson. yes, there’s a lot of negatives in Jackson, but Madison, even though close in proximity to Jackson, is a VERY Safe place to live, with our own police force and top-rated schools and YES we even have safe RELIABLE drinking water b/c we have our own water infrastructure.
The thing I love and have learned to appreciate about Mississippi and especially Madison is the slower, more peaceful pace of life. As a town of about 30,000 people, there’s almost never any traffic, the weather is mostly warm and we almost never have the need for heavy coats. Lots of people take the day off on Sunday and most businesses are closed so that you can do what’s most important in my opinion, which is to spend time relaxing with friends and families. Madison has lots of neighborhoods with lakes, much like the one behind me, Lake Caroline, where you can live in a lake community for around $400k which gets you a nice brick home, 3 bed, 2 bath and fairly new construction. If you’re watching this video and you’ve never been to Central MS, like a lot of people I run into when I’m traveling, that’s because we don’t attract a lot of tourists. Believe it or not, there aren’t that many people with Madison MS on their top 10 list of places to visit! And that’s ok! Madison is a Great Place to live, which after living away for a few years, is what I decided was best for my family. I wanted to live somewhere safe, friendly, and laid back and I’m so glad we decided to move back after our daughter was born.
As many of you know, I’m a real estate broker, with a small team that focuses on Madison and Rankin Counties. We’ve helped a lot of people relocate here over the last few years, many from the west coast, and the biggest hurdle our clients have to jump over is the lack of rentals. That’s because there are no apartments in the City of Madison and 95% of homes in the city are owner occupied…that leaves little room for rentals. If you’re looking to make a big move across the country, be prepared to either buy something small that you can easily resale in the next year or two (and by the way our home values in Madison are very very stable, unlike some other parts of the country) or be prepared to sign a one year lease on a not so great house.
One thing I’d also like to mention for those of you that don’t know much about Madison…over the last 10 or so years, as the east side of town ran out of land, new construction has pushed to the west side of the Interstate. What was once lacking in shopping and restaurants has really started to pick up some great spots. There’s a high end Mexican restaurant, coffee/donut shop, Asian , Mediterranean and even a new restaurant called the Twisted Turnip, which I ate at today. It’s only been opened for a couple of weeks, and it was super tasty. There’s also a new grocery store called Sullivans…and new shops being added every month it seems like. This new area is only about 4 miles from Lake Caroline, so no more having to drive to Jackson or Ridgeland for good food!
Like I mentioned, I’m currently in a nice lake community that currently has 30 homes for sale mostly priced from the mid 300’s to $700k. Are you looking for homes for Sale in Madison, MS? Make sure you add Lake Caroline to your list! There are currently 31 homes for sale in Caroline...ranging from $340,000 to $835,000
So, for those of you not familiar with Lake Caroline…here’s a little info. Lake Caroline is a 3,000 acre master planned community with tons of resort style amenities in Madison County. There are actually 2 lakes, the larger 835 acre for skiing, boating, fishing. There is a smaller 59 acre, Camden lake for non-motorized boats. There are 3 neighborhood pools, walking trails, tennis courts and playgrounds. There’s also a restaurant in the community, the Mermaid Café. Another perk available, with a membership, is the Lake Caroline Golf Club, which is an 18 hole course. So, if you’d rather have a home with a golf course view, that’s an option too! There are currently approximately 1,700 homes in Lake Caroline, with new homes being built each year.

There are all kinds of homes on the trail from the mid $200’s up to $700k along the way!But remember, we are on the east side of Madison, where inventory is always low…so be sure to sign up for alerts on our website that has ALL of the listings in our MLS (not just our listings), so that you are notified each morning with new listing alerts and price changes. Also note that several of these neighborhoods off of Madison Ave connect to the sidewalk at Madison Avenue Elementary School, so if living walking/biking distance to that school is important to you, be sure to check these out.
Bridgewater is a covenant protected gated neighborhood featuring a clubhouse with pool and tennis courts. There are walking trails thru out the neighborhood and even some lake front lots. The neighborhood is located just off of Old Agency Road with convenient access to Jackson, offered large secluded wooded lots. There are architectural guidelines for home construction making for lots of character. The Jackson international airport is about a 20 minute drive from here too, making it easy for those that travel frequently.
Like I mentioned earlier, Renaissance mall is less than 3 miles away where you can find lots of shops, like an Apple Store, Barnes and Nobles, Lulu Lemon, Anthropology, Sephora and Aqua the Day Spa….just to name a few. There are also several fine dining restaurants along with a few casual ones too!
During the last year there were 21 homes sold in Bridgewater with an average price point of 1.2 million…and an average size of 5,500 sq feet and an average lot size of 1.5 acres. Most of the homes in Bridgewater are 4 to 5 bedrooms with 4 bathrooms.
So you can see how it rates the city of Ridgeland.
Another cool thing about the city of Ridgeland is the bike trails. Here in central MS we don’t have a lot of bike trails, but there are 10 miles of mountain bike trails very close to Bridgewater…you can check out more at http://www.tricountymtb.org/ . They have maps of all the trails and info on how to get around.
There are currently 9 active listings in Bridgewater ranging in price from $635 to $1.7 million.

The “rez” as it’s known by the locals was built in the 1960’s to help control flooding down the pearl river. It’s a 33,000 acre lake named after the Mississippi governor Ross Barnett that served from 1960-1964. So, let’s talk about all the activities you can do on the Rez? Well, There’s champion fishing (there are over 20 different boat launches around the rez), water skiing, canoeing, RV and Tent camping (there are 5 different campgrounds on the rez) and a few trails. along the Natchez trace. And let’s not forget HANGING OUT…on any given summer weekend, you can find people just hanging out near the shore at overlook pointe. The REZ is an area attraction that draws 2.5 million tourists each year. There’s an addt’l 10,000 acres of forest land surrounding the rez inhabited by natural wildlife. There are also many parks open to the public. There are lots of great areas to picnic, fly kites, take the dog for a walk or just simply sit and watch the boats go by!
There are also several restaurants on the rez that are all accessible by boat or car. On the Rankin County side is a fun restaurant called Shaggy’s. There’s tons of outdoor seating and on many weekends in the summer, there is live music. On the Madison County side, you’ll find The Cock of the Walk, which has some of the best fried Catfish and cornbread you’ve ever tasted! Next door there are 2 more restaurants, Crabs Seafood Shack and The Pelican Cove Grill, which also has live music! Another fun place, that’s available to members only is The Yacht Club. It’s a very reasonably priced club that has a nice restaurant, swimming pool and boat parking. You can see in this drone shot that there are lots of sail boats parked here. They also have sailing lessons available, which I’ve really been wanting to try out, just haven’t gotten around to it yet!
Let’s talk about hunting on the Rez. People in Mississippi love to hunt…but you might be surprised to know that there is actually alligator hunting on the Rez. Yes, I said alligators. I’ve seen plenty of gators in the rez, here’s a little video I made with my drone of one that got a little camera shy when I got too close with my drone. As far as I know, there’s never been a gator attack on a human in the Rez. I googled it, but came up with nothing. Gators are afraid of people, let’s keep it that way, don’t feed the gators!!! Gator hunting on the Rez is done by permit only! There are certain times of the year when you can apply to hunt gators, and I’ve seen some news reports of some really big ones!

On the Rankin county side there are apartments and on both sides, there are lots of options for condos and homes.
